Becoming a Heritage Homeowner

Eligibility Guidelines 

KHHT is not a mortgage lender, broker or attorney and cannot offer legal advice as to the likelihood of being approved for a mortgage.


Applicants will want to carefully consider the following factors before submitting a completed application:​

  • For KHHT Homes, household income limits will apply. The limits will vary depending on how many people live in your household.

  • Applicants must qualify as a first-time home buyer, unless you are military active duty or veteran status. 

  • Applicants must complete an approved online or in person First-Time Homebuyer program.  Proof of completion must be provided to the KHHT prior to closing.

    • KHHT will offer a tailored option with Avesta Housing for the six home-buyers in Heritage Woods which we encourage selected home-buyers to utilize.

  • Applicants should review the KHHT Land Lease and Covenant Summary and will be required to sign the lease, upon selection.​ Complete copies of the lease can be found HERE.

  • Applicants must have an acceptable credit history with a minimum credit score of 640.  You can request a free copy of your credit report from each of the three major credit reporting agencies – Equifax®, Experian®, and TransUnion® – once each year at or call toll-free 1-877-322-8228.

  • Applicants should consider their ability to purchase a KHHT home, using the KHHT Affordability Worksheet.

  • Down-payment + Closing Costs: Applicants should be prepared to secure a minimum $1,200 (down payment) + $1,000 (closing cost) for the one story; $10,000 (down payment) + $1,000 (closing cost) the two story home.

The Process: What to Expect

Serious applicants are strongly encouraged to become familiar with and begin the steps outlined below in preparation for application submission between January 1, 2021 and January 22, 2021.


Step 1. Review the Kennebunkport Heritage Housing Trust (KHHT) Eligibility Requirements and Land Lease & Protective Covenants Summary.

Step 3. Complete the KHHT Application (This can be done while completing Step 2)

Step 4. Submit your completed application, including a copy of your mortgage pre-approval letter and your signed KHHT Lease & Protective Covenants Summary either:

PLEASE NOTE: Applications MUST be received BY January 22, 2021 in order to be considered for the first round of reviews.

Step 5Upon receipt, applicants will receive an email invitation to complete the online background check process via SmartMove ($40.00), which must be completed within 48 hours of receipt.


Completed applications received prior to the January 22, 2021 deadline will be reviewed on a rolling basis by the Administrative Committee. Applications that are not received by January 22, 2021 will not be included for review, but may be added to a wait list. We reserve the right to exercise the best judgement in the timing and selection of applications for home purchases in accordance with the stated criteria and process and all the information at our disposal. 


Pre-qualification factors that the KHHT will consider include:

  • ​Household income within income guidelines;

  • Mortgage Pre-qualification letter;

  • Criminal History;

  • Local preference; (*see below for additional information) 

  • Available housing stock;

  • Household composition;

  • Application received by the deadline.

Step 6. The 6 (six) applications that best meet the KHHT pre-qualifications and are selected to move forward with the process will be notified in writing within 30 calendar days of the application deadline date, by post and email.


These applicants will be provided additional information about next steps including the process for completing the Purchase & Sale agreement and work with Bangor Savings Bank.


Applicants that are not identified for the first six homes will be placed on the waiting list and notified of their status within 30 calendar days of the application deadline by post and email. In the event a home becomes available, applicants on the waiting list will be contacted.

*Local Preference- In our commitment to sustaining the past and future heritage of Kennebunkport, applicants will be offered an opportunity to identify any "local preference" on their application. This information will be considered along side the additional 6 (six) pre-qualification factors identified above in Step 5. Local preference is identified as:

  • Applicants who currently live ​or​ have lived in the Town of Kennebunkport;

  • Applicants who work in Kennebunkport ​or​ for the Town of Kennebunkport;

  • Applicants with elementary school aged child(ren) who currently attend or who will be eligible to attend Kennebunkport Consolidated School;

  • Applicants who currently volunteer or have volunteered for the Town of Kennebunkport or other local organization;

  • Applicants who would be willing to volunteer for the Town of Kennebunkport or other local organization.

The Heritage Housing Trust will begin accepting applications for home ownership in Heritage Woods on Friday January 1, 2021. The application phase will close on Friday January 22, 2021.
