EXECUTIVE DIRECTOR

OVERVIEW

The Executive Director will lead the Kennebunkport Heritage Housing Trust (KHHT) in fulfilling its mission to provide affordable housing in Kennebunkport. The Executive Director will work under the direction of the Board of Directors in accordance with its mission and state objectives. The Executive Director’s overall responsibilities are listed below but may be modified depending on his/her education, training and experience to enable growth over time into all dimensions of the position.

THE POSITION


RESPONSIBILITIES 
  • Project development and program administration 
    • Work with Real Estate Committee to manage all new housing efforts 
    • Oversee project selection, land development and construction management
    • Arrange multi-source project financing and manage developments and funders to completion 
    • Organize housing marketing programs 
    • Where appropriate, provide assistance to prospective homebuyers and oversee purchase and sale closings, including land lease documents, homeowner associations and application of resale formulae 
 
  • Fundraising 
    • Work with Development Committee to establish fundraising goals and strategies to achieve them and coordinate fundraising efforts 
    • Assist in identifying and retaining donors with proactive communications and engagement 
    • Write or oversee grant applications 
  • Financial management 
    • Oversee all financial management for the organization, including working with the Finance Committee in preparing an annual budget, managing and monitoring accounting systems and preparing financial updates for the Finance Committee and the Board of Directors 
    • Assure proper financial management and compliance with the requirements of both the 501(c)(3) and 501(c)(4) corporations 
    • Maintain necessary corporate records and insurance coverage and comply with licensing, permitting and reporting requirements 
 
  • Outreach and Partnerships
    • Manage and assist in all aspects of public relations, advocacy and marketing strategies to area businesses, nonprofit organizations, foundations and civic leaders - Serve as primary point of contact for households served by KHHT 
    • Build, cultivate and nurture alliances with strategically aligned or like-minded organizations 
 
  • Administration 
    • Assist Board of Directors in strategic planning and coordinate implementation of organizational goals 
    • Assist board committees in carrying out their objectives 
 
EXPERIENCE VALUED 
  • Non-profit management experience including working closely with Board of Directors and project partners and development team members and responsibility for managing and reporting organizational and project budgets 
  • Fundraising experience, including grant writing 
  • Real estate development, housing finance and housing policy experience 
 
SKILLS AND CHARACTERISTICS 
  • A strong ability to manage multiple priorities 
  • Strong interpersonal skills and the ability to work effectively with Board of Directors, local citizens, Town government, other government agencies, funders and contract agents and partners and others important to KHHT’s success 
  • Capable of clearly articulating problems, concerns and potential solutions
  • Excellent written, verbal and financial skills 
  • Strong personal and professional commitment to affordable housing 
 
EDUCATION 
  • A bachelor’s degree is required. An advanced degree related to the work is desirable 
 
OTHER REQUIREMENTS 
  • A valid driver’s license and access to a car when needed is required 
  • The work will generally be carried out in a normal office environment as agreed upon with the candidate. Time will also be required assessing potential sites and reviewing housing in progress in the field 
  • Travel to and from meetings locally and beyond will be required and reimbursed 
  • A flexible schedule with occasional work on nights and weekends is required. 
 
SUPERVISION 
  • This position will report to the Board of Directors and will have direct supervisory responsibility over other staff, if any. 
 
COMPENSATION 
  • Salary range will be from $55,000 to $75,000 annually depending on qualifications and experience with benefits to be negotiated.
